What you get

Why people call us for gas safety certificates

  • Certificate issued the same day, sent straight to you and your agent.
  • We deal with tenants directly to arrange access, so it is off your list.
  • All gas appliances checked, not just the boiler, which is what the regulations actually require.
  • Portfolio landlords and letting agents get scheduled reminders before expiry so nothing lapses.
  • If something fails, you get a clear explanation and a price to fix it, not just a red mark.

What a gas safety certificate (CP12) is

A gas safety certificate, officially the Landlord Gas Safety Record and usually called a CP12, is the record that every gas appliance, fitting and flue in a rented property has been checked and found safe by a Gas Safe registered engineer. It is valid for 12 months.

What we check on a CP12 inspection

  • The boiler, for safe and correct operation
  • Gas hobs and cookers
  • Gas fires and any other gas appliances you provide
  • Flues, chimneys and ventilation
  • Gas pipework and connections, including a tightness test for leaks
  • Safety devices and cut-offs
  • Carbon monoxide risk

A check usually takes 30 to 60 minutes, depending on how many appliances there are. If an appliance does not pass, our guide to what pass, at risk and immediately dangerous mean explains where you stand.

Who needs a gas safety check

  • Landlords. A legal requirement every 12 months, for single lets and HMOs alike. Block bookings cover several properties in one go.
  • Letting agents. Checks across the properties you manage, booked in batches, with volume rates for larger portfolios. See our trade and agent services.
  • Homeowners. Not a legal requirement, but a sensible annual check on every gas appliance, and a record solicitors often ask for when you sell. Bear in mind a gas safety check is not a boiler service. The annual service is what keeps your boiler warranty valid.

Booking around a new tenancy

New tenants must have a copy of the certificate at the start of the tenancy, so book the check for before the move-in date rather than on the day. A void period between tenants is often the easiest time to do it, since there is no tenant access to arrange.

What customers said about our gas safety certificates

Facebook

Very easy to deal with and great at what they do. As a landlord it's essential that my contractors are reliable, turn up when they say they will and do what needs to be done. They've never let me down.

Questions

Gas Safety Certificates (CP12) questions, answered

How often do I need a gas safety certificate?

Every 12 months for any property you rent out. You must give a copy to existing tenants within 28 days of the check and to new tenants at the start of the tenancy. You can have the check done up to two months before expiry without losing the original renewal date.

What happens if a landlord does not have a valid CP12?

It is a criminal offence under the Gas Safety (Installation and Use) Regulations 1998, carrying unlimited fines and potential imprisonment. It can also invalidate your landlord insurance.

Do I need a CP12 for my own home?

No, it is a legal requirement only for rented property. That said, the same checks are what keeps a gas appliance safe, and an annual service on your own home covers the same ground.

What if the tenant will not give access?

You are still legally responsible for making reasonable attempts. Keep written records of every attempt. We help by contacting tenants directly and offering evening and weekend slots, which resolves most access problems without escalation.
