Local knowledge

What we see in Ifield homes

Ifield predates Crawley new town, with a genuinely old village core around Ifield Green and the church, then extensive 1950s and 1960s new town development through Langley Green and Gossops Green, then later expansion at Bewbush. The old village property and the estate housing around it need completely different approaches.

The 1950s and 1960s new town housing across Ifield and Langley Green is now at the point where original copper pipework and steel radiators are failing together. We see pinhole corrosion in old copper and heavily silted radiators in the same property regularly. Replacing the boiler without addressing the system underneath just puts a new appliance on a worn out circuit.

Ifield village before the new town

Ifield was a village for centuries before Crawley was built around it. The old core around Ifield Green and the parish church still has period cottages, and they are a different plumbing job from the new town housing a few streets away. Their heating was fitted into buildings never designed for it, often more than once, so pipe routes follow whatever was easiest at the time and a single system can mix parts from several decades.

That changes how we work. We trace the whole system before quoting, look for old sections of pipe that have been buried or bypassed, and plan any new pipe runs and flue positions around the building rather than the other way round. The newer houses close to the green are standard modern construction and need none of that, which is why we look at the actual property rather than assuming from the postcode.

Hard water in Ifield

Ifield shares Crawley’s hard water, averaging around 280 parts per million. In a combi it scales the hot water side first. In an older open-vented system it gets into the heating circuit and onto the main heat exchanger, which is where kettling starts. A scale reducer on the incoming main and an annual boiler service protect the boiler, and our Crawley page covers the hard water in more detail.

Langley Green and Gossops Green: system first, boiler second

With the copper and the steel radiators wearing out together in the 1950s and 1960s houses through Langley Green and Gossops Green, the order of work decides whether a new boiler lasts. This is the order that works:

  1. Test the system water and check each radiator top and bottom.
  2. Repair pinhole leaks and replace any radiator too far gone to flush.
  3. Powerflush the rest, from £400 and typically £400 to £780 for an average three-bedroom house.
  4. Fit the new boiler with a magnetic filter and inhibitor, at a fixed price agreed before we start.

Questions

Plumbing in Ifield, answered

Is Ifield really local to you?

It could not be more local. Ifield is in RH11, the same postcode we work from, and it is one of Crawley's own neighbourhoods rather than a separate town we travel out to. That covers Ifield Green, Ifield village, Langley Green, Gossops Green, Bewbush and the Rusper Road side. We are minutes away, and open seven days a week.

Is Ifield's old village core different to plumb from the rest of Crawley?

Often, yes. Ifield was a village long before Crawley became a new town, and the period cottages around Ifield Green and the parish church usually have older pipework and heating that has been retrofitted, sometimes more than once. The newer houses nearby are standard modern construction. We assess each property on what is actually there rather than assuming from the postcode.

Does Ifield have hard water?

Yes. Ifield shares Crawley's hard water, averaging around 280 parts per million, and it builds limescale inside boilers, hot water cylinders and appliances. A scale reducer on the incoming main and an annual boiler service, from £105, protect the boiler and keep the manufacturer warranty valid. If your boiler has started kettling or banging, scale on the heat exchanger is the usual cause.

My Langley Green boiler is failing. Should I flush the system or replace the boiler first?

Deal with the system first. Houses from the 1950s and 1960s often have silted steel radiators and thinning copper, and a new boiler fitted onto that circuit inherits the sludge. We test the water, repair any pinhole leaks, and flush where needed, from £400 and typically £400 to £780 for an average three-bedroom house, then fit the boiler at a fixed price.

What should I do if a pipe bursts in my Ifield house?

Turn off the water at the stopcock, usually under the kitchen sink, then open the cold taps to drain the pipes. If water is near sockets or light fittings, switch off at the consumer unit. Then call us. We are in the same postcode, and we will tell you honestly how soon we can be there and talk you through anything else while we get there.
