Boilers
The cheapest thing you will do all year, and the reason your guarantee is still valid when you need it.
What you get
A boiler can heat the house perfectly well and still be burning badly. Carbon monoxide has no smell and no colour, so you will not notice it. The annual service is where it gets caught: the combustion check confirms the boiler is burning cleanly, and the flue check confirms the fumes are leaving the house. On older open-flued boilers, we also check the room has the air supply the boiler needs to burn safely.
The same visit looks for gas leaks at the boiler, and for signs of corrosion, damage or water leaking inside the case. A carbon monoxide alarm near the boiler is a sensible backup between services.
If you ever smell gas, do not wait for a service. Leave the property, do not touch any switches, and call the National Gas Emergency Service on 0800 111 999 once you are outside.
A boiler that is cleaned and checked every year works less hard. Worn parts are spotted and, with your agreement, replaced before they strain the components around them. Debris is cleared before it builds up on the burner and heat exchanger. Over the years, that is what adds to a boiler’s working life and puts off the cost of a replacement.
A boiler that burns cleanly also produces fewer harmful emissions, which is better for the air in and around your home.
Once a year, ideally in late summer or early autumn. The boiler then gets checked before the heating season starts, and any fault shows up while it is still mild outside rather than on the first cold night.
A standard service takes 45 to 60 minutes. If we find something that needs attention it can take longer, and we talk to you before doing anything extra. All we need from you is clear access to the boiler.
Keep the service record somewhere safe. It is one of the first things a manufacturer asks for when you make a warranty claim. Our guide to the signs a boiler needs attention before winter covers what to watch for between services.
A standard service is what most boilers need each year: the safety checks, the combustion analysis, cleaning of the key components and a written report.
A strip down service goes further, with the boiler taken apart for a thorough clean. It suits a boiler that has gone several years without a service, or one that is running poorly. If your boiler is in good order, the standard service is all it needs, and we will tell you that rather than sell you the bigger job.
We explain what we have found, what it means and what we would recommend. You get a clear price for any repair, and nothing extra is done without your approval.
If a repair is not worth doing on an older boiler, we say so and show you why, so you can decide between a repair and a replacement with the full picture.
For rented property, we can carry out the boiler service and the landlord gas safety check in the same visit, so your tenants only need to give access once.
A gas safety check is not a legal requirement in your own home, but it is worth having. It covers every gas appliance, not just the boiler, so a hob, a cooker or a gas fire gets checked for safe operation too.
We service all the major makes, including Worcester Bosch, Vaillant, Ideal, Baxi, Viessmann and Alpha, along with many others.
Proof
Mend your home serviced our boiler and identified some serious issues with it which they promptly repaired in the same day, well done.
Efficient and fair price. Will definitely recommend David for the maintenance of boiler

Questions
We check gas pressure and flow, run a flue gas combustion analysis to confirm the boiler is burning correctly, inspect and clean the burner and heat exchanger, check the condensate, test all safety devices, verify system pressure and inhibitor levels, and check the flue is sound and correctly terminated. You get a written report of the readings.
Annually. It is a condition of nearly every manufacturer guarantee, and for rented property an annual gas safety check is a legal requirement. Skipping a year is usually what invalidates an otherwise perfectly good warranty.
No, and this catches a lot of landlords out. A CP12 gas safety certificate is a safety check on all gas appliances and is a legal requirement for rented property. A service is a maintenance procedure that keeps the boiler running well and keeps the warranty valid. Landlords generally need both, and booking them together is cheaper.
