Oxted and Limpsfield hold some substantial period property, and the jobs here tend to be larger systems in older buildings. That is a different discipline from a modern estate house and it needs to be surveyed properly.
Local knowledge
Victorian and Edwardian villas, genuine period cottages in Limpsfield, large detached property in generous plots, and post-war development around Hurst Green. Larger houses commonly need system boilers with unvented cylinders and properly zoned heating, because one circuit and one thermostat cannot serve a house on three floors evenly.
Big period houses around Oxted frequently have heating that was never properly zoned, so the thermostat in the hall decides the temperature for the entire building. Bedrooms are cold while the hall is comfortable, and turning the whole system up wastes a lot of gas heating rooms nobody is in. Zoning these properly, with separate circuits and controls, is one of the highest value changes available in a house like this.
Oxted is supplied by SES Water, and the water is genuinely hard, measured at around 229 parts per million. Within a few years that is enough to scale the hot water side of a combi, coat the coil of a hot water cylinder, and fur up kettles and shower heads. In the larger Oxted and Limpsfield houses that run an unvented cylinder, scale on the coil is the thing to watch, because hot water takes longer and longer to recover before anything actually fails. A scale reducer or water softener on the incoming main and an annual boiler service keep it in check.
Many Victorian and Edwardian houses in Old Oxted and Limpsfield were built for tank-fed hot water, and their pipework has been modified many times since. It was never designed around a modern mains pressure boiler. Three jobs come up again and again here.
Before quoting on a period Oxted house we look at the whole system, not just the fault in front of us, and tell you honestly whether it needs an upgrade or a repair. You get that answer before the quote, not after the work starts. See boiler installation and our guide to plumbing problems in older homes.
Once a big house is zoned, smart controls let each floor run to its own schedule, so you stop heating empty bedrooms during the day. In thick-walled period houses around Oxted and Limpsfield the weak point is the wireless signal between the hub and the receivers, so we plan where the receivers and any signal boosters go as part of the job, rather than leaving you with a thermostat that keeps dropping offline. See smart thermostats.
The post-war houses around Hurst Green are more straightforward than the period stock in Old Oxted and Limpsfield, and a like-for-like combi swap often makes sense there. The hard water is the same, so the same scale protection and annual service apply. Out at Limpsfield Chart, Tandridge and Woldingham, the larger detached houses raise the same questions about zoning and hot water demand as the big houses in town, and we survey them in person before quoting.
Leave the property, do not touch any switches, then call the National Gas Emergency Service on 0800 111 999. Once it is made safe, call us and we will handle the repair and recommissioning as Gas Safe registered engineers.

Questions
Yes. Oxted and the rest of RH8 are supplied by SES Water, and the water is hard, measured at around 229 parts per million. That is enough to scale up boilers, kettles and hot water cylinders within a few years. A scale reducer or softener on the incoming main and an annual boiler service, from £105, are the cheapest protection.
Yes. We cover the whole RH8 area, including Old Oxted, Limpsfield, Limpsfield Chart, Hurst Green and Tandridge, plus Woldingham, Godstone and Crowhurst. Oxted is around 30 minutes east of our Crawley base, so in an emergency call us and we will give you an honest answer on timing, and talk you through isolating the water in the meantime.
Often, yes. Many period houses in Old Oxted and Limpsfield still have original or heavily modified pipework designed for tank-fed hot water, and older supply pipes can be narrow or corroded, which limits pressure. We assess the whole system before quoting, not just the fault in front of us, so you are not paying twice for the same problem.
Usually not well. A combi heats water on demand and struggles when two or three bathrooms run at once, and many larger Oxted houses have exactly that. A system boiler with an unvented cylinder, fitted by a G3 qualified engineer, serves them far better. In smaller homes a combi can be the right answer, and we measure the incoming flow before recommending either.
Often, because period systems that have been altered over decades tend to carry sludge, and fitting a new boiler to dirty water risks the manufacturer warranty. We test the system water first so you only pay for a flush if it is needed. A powerflush is from £400, typically £400 to £780 for an average three-bedroom home, and a large house with more radiators sits toward the top of that range.
