About us and how we work
Are you Gas Safe registered?
Yes, and every engineer is DBS checked. We also hold City and Guilds Level 2 and Level 3 plumbing qualifications, LCL Awards ACS for gas appliances, G3 for unvented hot water systems, WRAS water regulations and LCL Level 3 for air source and ground source heat pumps. Ask to see the Gas Safe card on the day. Any engineer who will not show you one should not be touching your gas.
What areas do you cover?
We are based in Crawley and cover West Sussex and Surrey. Crawley, Horsham, Horley, Copthorne and East Grinstead are closest and get the fastest response. We also work regularly in Haywards Heath, Redhill, Reigate, Burgess Hill, Caterham, Oxted, Dorking, Epsom, Croydon and Sutton. For boiler installations and major projects we travel further, including into London and Brighton.
Are your prices fixed?
For planned work, yes. You get one fixed price covering parts and labour before we start, with nothing added at the end. Emergency call-outs are the exception, because we cannot know the fault before we see it. Even then you get the figure before any work begins.
Do you charge extra at weekends?
No. We are open seven days a week, including Saturday and Sunday from 10am to 3pm, and weekend work is charged at the same rates as weekdays. Several of our reviews mention customers being surprised they were not charged a premium for a weekend visit.
What guarantee do I get?
We can offer up to 18-year manufacturer guarantees on selected boilers. On selected boilers, subject to manufacturer terms, correct system protection and annual servicing. We register the guarantee with the manufacturer for you and notify Building Regulations. All our work also carries a 12-month workmanship guarantee (excluding parts).
Can you fix work another plumber got wrong?
Yes, and it is a meaningful part of our workload. We regularly put right installations that were done badly, left unfinished, or bodged, including work by large national firms. We will tell you honestly what was done wrong, what it takes to correct, and whether any of it can be salvaged.
Do you work with landlords and letting agents?
Yes. We handle CP12 gas safety certificates, arrange access with tenants directly, track expiry dates and prompt you before renewals fall due. Certificates are issued the same day. For portfolios we work to an agreed schedule of rates.
What should I do if I smell gas?
Leave the property immediately. Do not touch any switches, do not use your phone inside, and do not try to find the leak. Once outside, call the National Gas Emergency Service on 0800 111 999. They will make the supply safe. Call us afterwards and we will handle the repair and recommissioning.
Emergency
Emergency Plumber
What counts as a plumbing emergency?
Anything actively causing damage or leaving you without essentials. Burst pipes, water coming through a ceiling, an active leak you cannot isolate, no heating or hot water in cold weather, and any smell of gas. If you are unsure, call and we will tell you honestly whether it can wait until tomorrow.
What should I do before the emergency plumber arrives?
Turn off the water at the main stopcock, usually under the kitchen sink or near the front door, by turning it clockwise. Open your cold taps to drain the pipes. If water is near anything electrical, switch off at the consumer unit. If you smell gas, do not touch any switches, leave the property and call the National Gas Emergency Service on 0800 111 999 first.
Do you charge more for weekends?
We are open seven days a week, including Saturday and Sunday from 10am to 3pm, and weekend work is charged at the same rates as weekdays. Emergency call-outs are quoted per job and you always get the figure before we start.
How quickly can you get to me?
It depends on where you are and what is already booked. Crawley, Horsham, Horley, Copthorne and East Grinstead are closest to base and get the fastest response. Call us and we will give you a straight answer on timing rather than a vague promise.
I smell gas. What do I do right now?
Leave the property immediately. Do not switch anything on or off, including lights, and do not use your phone inside. Once outside, call the National Gas Emergency Service on 0800 111 999. They will make the supply safe. Call us afterwards on 07960 066300 and we will handle the repair and recommissioning as Gas Safe registered engineers.
Boilers
Boiler Installation
How long does a new boiler installation take?
A straight swap in the same position is usually one day. Moving the boiler to a different room, or converting from a conventional system to a combi, is typically two to three days because there is pipework, tank removal and making good involved.
What makes an 18-year guarantee possible?
Manufacturers extend their longest guarantees only through accredited installers, and only when the system is properly protected. That means the system is cleaned before installation, a magnetic filter is fitted, inhibitor is added and the boiler is serviced annually. We handle all of that and register the guarantee on your behalf. Terms vary by manufacturer and by model.
Do I need a powerflush before a new boiler?
If your existing system has sludge, yes, and it is not an upsell. Fitting a new boiler onto a dirty system is one of the most common reasons a manufacturer refuses a warranty claim. We assess the system during the survey and tell you honestly whether it needs a full powerflush or a chemical clean.
Will you take the old boiler away?
Yes, removal and responsible disposal of the old boiler is included in the fixed price, along with any old tanks and cylinders if we are converting you to a combi.
Can you install a boiler somewhere different from the current one?
Usually yes. Moving a boiler into a loft, a garage or a utility room is common, and we will cost the additional pipework and flue routing into the fixed quote so there is no surprise.
Do you notify Building Control?
Yes. Every gas boiler installation is notified to Building Regulations through the Gas Safe scheme, and you receive the certificate. If you sell the property, your solicitor will ask for it.
Boilers
Boiler Repairs
My boiler keeps losing pressure. What is wrong?
Pressure that drops repeatedly means water is escaping somewhere. The three usual causes are a leak on the system pipework or a radiator valve, a failed expansion vessel inside the boiler, or a passing pressure relief valve discharging outside. Topping it up is a temporary measure, not a fix. We trace the actual cause.
Is it worth repairing my boiler or should I replace it?
The honest rule of thumb is that if the boiler is over 12 to 15 years old, the repair is a significant fraction of a new install, and parts are getting hard to source, replacement usually makes better financial sense. Under that, repair almost always wins. We will give you both numbers rather than steering you toward the bigger job.
What does my boiler error code mean?
Codes are manufacturer specific. As common examples, a Vaillant F.75 points to a pump or pressure sensor fault, a Worcester EA is a flame detection failure often caused by ignition or gas supply, and a Vaillant F.28 is a failed ignition. The code narrows the search but it is not a diagnosis on its own. We test the actual component rather than replacing parts based on the code.
Can you repair any make of boiler?
We work on all the major brands including Worcester Bosch, Vaillant, Ideal, Baxi, Glow-worm, Potterton and Viessmann. We also work on older conventional boilers that a lot of firms will not touch, including back boilers and floor-standing units.
My boiler is making a loud banging noise. Is it dangerous?
Banging or kettling is usually limescale and magnetite sludge on the heat exchanger causing water to boil locally and flash to steam. It is not immediately dangerous, but it is doing real damage. The thermal stress can crack the heat exchanger, which turns a cleanable problem into a new boiler. Get it looked at rather than living with it.
Heating
Powerflush & MagnaCleanse
How do I know if I need a powerflush?
The clearest sign is radiators that are hot at the top and cold at the bottom. That is sludge settling, because magnetite is heavier than water. Other signs are radiators that take a long time to warm, some that never get hot at all, a boiler making banging or kettling noises, and heating bills climbing without any change in usage. Cold at the top is a different problem and usually just needs bleeding.
How long does a powerflush take?
Four to eight hours for an average home. You can stay in the house. We need access to every radiator and to the boiler, there is some pump noise, and we cover floors and clear up afterwards.
How much does a powerflush cost?
Typically £400 to £780 for an average three bedroom property, depending on the number of radiators and the condition of the system. Set that against a replacement heat exchanger at £400 to £600, or a new boiler at £1,600 upwards, and it is inexpensive protection.
Can I just add chemicals myself instead?
Chemicals on their own loosen sludge but do not remove it, so it relocates and blocks something else, often the boiler heat exchanger or a pump. Draining and refilling only takes out what drains. Neither clears the pipework. The mechanical flush is the part that does the work.
How often should a system be powerflushed?
With inhibitor topped up at every annual service and a magnetic filter fitted and cleaned yearly, a flush should last five to six years and many systems never need a second one. Without that protection, sludge can be back within two to three years.
Plumbing
Bathroom Installation
How long does a full bathroom installation take?
A typical full bathroom is one to two weeks depending on the amount of tiling, whether walls are being moved and how much making good is needed. We give you a schedule up front and tell you which days you will be without the room.
Do you supply the bathroom or do I?
Either works. Plenty of customers buy their own suite and tiles and have us fit them, which gives you full control of the look. We can also supply everything. If you are buying your own, send us the spec before you order and we will flag anything that will not work with your water pressure or pipework.
Will my water pressure work with the shower I want?
This is the single most common bathroom mistake. A low-pressure gravity-fed system will not run a high-flow rain head without a pump, and mains-pressure combi systems have their own flow limits. We check your actual pressure and flow rate before you commit to a shower, not after it is installed and disappointing.
Can you move the toilet or basin to a different wall?
Usually yes, though soil pipe runs need enough fall to drain properly, so there are physical limits. We will tell you at survey what is straightforward, what needs a macerator and what is genuinely not possible.
Boilers
Boiler Servicing
What is actually done during a boiler service?
We check gas pressure and flow, run a flue gas combustion analysis to confirm the boiler is burning correctly, inspect and clean the burner and heat exchanger, check the condensate, test all safety devices, verify system pressure and inhibitor levels, and check the flue is sound and correctly terminated. You get a written report of the readings.
How often should a boiler be serviced?
Annually. It is a condition of nearly every manufacturer guarantee, and for rented property an annual gas safety check is a legal requirement. Skipping a year is usually what invalidates an otherwise perfectly good warranty.
Is a boiler service the same as a gas safety certificate?
No, and this catches a lot of landlords out. A CP12 gas safety certificate is a safety check on all gas appliances and is a legal requirement for rented property. A service is a maintenance procedure that keeps the boiler running well and keeps the warranty valid. Landlords generally need both, and booking them together is cheaper.

Gas Safety Certificates (CP12)
How often do I need a gas safety certificate?
Every 12 months for any property you rent out. You must give a copy to existing tenants within 28 days of the check and to new tenants at the start of the tenancy. You can have the check done up to two months before expiry without losing the original renewal date.
What happens if a landlord does not have a valid CP12?
It is a criminal offence under the Gas Safety (Installation and Use) Regulations 1998, carrying unlimited fines and potential imprisonment. It can also invalidate your landlord insurance.
Do I need a CP12 for my own home?
No, it is a legal requirement only for rented property. That said, the same checks are what keeps a gas appliance safe, and an annual service on your own home covers the same ground.
What if the tenant will not give access?
You are still legally responsible for making reasonable attempts. Keep written records of every attempt. We help by contacting tenants directly and offering evening and weekend slots, which resolves most access problems without escalation.
Plumbing
Plumbing Repairs
Do you take on small jobs?
Yes. Dripping taps, running toilets, a leaking isolation valve, a new washing machine connection. These are the jobs a lot of firms turn down, and they are exactly the ones that turn into bigger problems if left.
Why do my pipes bang when the washing machine runs?
That is water hammer. Modern appliances use fast-acting solenoid valves that stop the flow instantly, sending a pressure shockwave back through the pipework. If pipes are not clipped tightly they bang against joists and walls. The fix is either securing the pipework properly or fitting a shock arrestor, a small expansion vessel that absorbs the shockwave. Left alone it loosens fittings and eventually causes leaks.
My water pressure has dropped suddenly. What causes that?
Sudden loss usually means a new leak, water company works in your area, or a failed pressure reducing valve. Gradual loss over years is more likely scale buildup or corroded pipework. A quick check first: make sure your main stopcock is fully open, since a partially closed stopcock accounts for a surprising share of low pressure calls.
Plumbing
Leak Detection
How do I know if I have a hidden leak?
Run the water meter test. Turn off every tap and appliance, note the meter reading, use no water for two hours, then read it again. If it has moved, water is going somewhere. Other signs are damp or discoloured patches on walls, ceilings or floors, a musty smell, unexplained increases in your water bill, warm patches on a floor above heating pipes, and boiler pressure that keeps dropping.
Will you have to pull up my floor?
Not to find it. The point of detection equipment is to narrow the location down to a small area before anything is opened up. We then only need to access that specific spot rather than exploring hopefully across a room.
Does home insurance cover a water leak?
Most buildings policies cover the damage caused by an escape of water, and many include trace and access cover which pays for finding it. Policies vary, so check yours. We provide a written report with photographs that is suitable for submitting with a claim.
Renewables
Heat Pumps
Will a heat pump work in my house?
Most properties can work with one, but the honest answer depends on insulation and radiator sizing. Heat pumps run at much lower flow temperatures than a gas boiler, around 35 to 50 degrees rather than 70. That means radiators often need upsizing and the property needs reasonable insulation. We do a full heat loss survey and tell you plainly what would be involved, including where it is not worth it yet.
Are heat pumps cheaper to run than a gas boiler?
It depends on your electricity and gas tariffs and on how well the system is designed. A well-designed heat pump delivers roughly three to four units of heat per unit of electricity. A badly designed one running at high flow temperatures to compensate for undersized radiators can easily cost more than gas. The design work is where the running cost is decided.
Heating
Underfloor Heating
Can underfloor heating be retrofitted to an existing house?
Yes. The constraint is usually floor height, since a traditional screed system adds meaningful depth. Low-profile overlay systems add far less and are designed exactly for retrofit. On suspended timber floors the pipework can often go between the joists from below.
Is underfloor heating expensive to run?
It is generally cheaper to run than radiators because it works at a much lower flow temperature over a much larger surface area. Paired with a heat pump it is the most efficient combination available. Paired with a badly controlled boiler it can be wasteful, so the controls matter.
Heating
Smart Thermostats
Why does my Hive thermostat keep going offline?
Almost always a weak Zigbee signal between the hub near your router and the receiver at the boiler. Zigbee reaches 10 to 30 metres in open air but a single solid brick wall can cut that to 5 to 8 metres, which matters a lot in older properties around Crawley and Horsham. The fix is usually a signal booster plugged in roughly midway between the hub and the receiver, not next to either one.
Will a smart thermostat actually save me money?
Realistically £75 to £150 a year for most households, mainly by not heating an empty house. The bigger saving comes from pairing it with a lower boiler flow temperature and weather compensation, which is a setup job rather than a product you buy.

Trade & Commercial
Do you work as a subcontractor for other plumbing companies?
Yes, regularly. We take overflow and dispatch work from other plumbing and emergency firms across the region, including gas work where the contracting company is not Gas Safe registered. We work under your name, we do not solicit your customer and we invoice you directly.
Can you handle a portfolio of rental properties?
Yes. We manage scheduling and tenant access directly, track certificate expiry dates and prompt you before renewals fall due. Certificates go to you and your agent the same day. For volume we work to an agreed schedule of rates.
Do you offer account terms?
For agents, facilities companies and trade accounts with regular volume, yes. Speak to us about setting one up.
