We work in Horsham constantly. It is a market town with a genuinely mixed housing stock, and that variety is why the jobs here are rarely repetitive. In a single week we might be on a Victorian terrace near the town centre and a new build in Southwater.
Local knowledge
The centre and the streets around the Carfax hold Victorian and Edwardian terraces, many with solid walls, original suspended timber floors and pipework that has been altered by a dozen different hands over a century. Roffey and Broadbridge Heath add post-war and 1960s stock. Southwater is largely modern development with sealed systems and combi boilers. Older Horsham properties often still have gravity-fed hot water with a loft tank, and converting those to a combi or an unvented cylinder is one of our regular jobs here.
Horsham has a lot of properties on the edge of the mains network with genuinely marginal water pressure, particularly out toward Barns Green and Slinfold. That matters because a combi boiler needs adequate flow rate to deliver hot water properly, and specifying one for a property with poor incoming flow is a mistake we get called out to correct. We measure the flow rate before recommending a combi rather than after.
Horsham has some of the hardest water in West Sussex, often measured between 240 and 314 parts per million. In Horsham homes it shows up in three places more than anywhere else: electric shower elements that burn out long before they should, unvented cylinders with heavily scaled coils and immersion heaters, and combi boilers whose hot water side furs up until the temperature swings every time a tap runs.
Prevention costs far less than the repairs: a scale reducer or water softener on the incoming main, an annual boiler service that looks at the hot water side as well as the burner, and a scaled immersion element replaced before it burns out. If you have a Megaflo or a similar unvented cylinder, its annual service needs a G3 qualified engineer, which we are, and our Megaflo timer guide explains the controls.
The older streets around the town centre hold Tudor buildings as well as Victorian and Edwardian terraces, and low pressure in these houses is usually a pipe problem rather than a supply problem. Old lead supply pipes and early iron pipework narrow from the inside as scale and corrosion build up over decades, until the kitchen tap drops to a trickle whenever the washing machine fills.
We trace the run from the boundary to the stopcock and beyond, replace the lead or iron, and then look again at the hot water. A new, larger supply pipe can make mains pressure hot water realistic in a house where it was not before. The same old joints can leak under suspended timber floors for months before anything shows, so we trace those with leak detection equipment before lifting boards. Solid walls in these houses also weaken wireless thermostat signals, which our Hive signal booster guide covers.
Changing a period Horsham house from a loft tank to a combi or an unvented cylinder is more than a boiler swap. The tanks and old cylinder come out, the incoming main is checked and often upsized, and the heating circuit is cleaned before the new boiler goes on, because a century-old system altered by many hands usually carries sludge. Expect two to three days, a fixed price agreed before we start, and a straight answer on which system suits your house. See boiler installation.
Newer homes in Southwater and the recent development around Broadbridge Heath run sealed systems, with either a combi or a mains pressure unvented cylinder. The pressure is excellent. The catch is that these systems are sensitive to Horsham’s hard water. The cylinder coil, the immersion and the relief valves all collect scale, and a relief valve that has started dripping into the tundish is a job for an engineer, not something to live with. Manufacturers expect an unvented cylinder to be serviced every year, and our guide to unvented cylinders explains how these systems work.
Leave the property, do not touch any switches, then call the National Gas Emergency Service on 0800 111 999. Once it is made safe, call us and we will handle the repair and recommissioning as Gas Safe registered engineers.

Reviews
Mend your home serviced our boiler and identified some serious issues with it which they promptly repaired in the same day, well done.
Myron was great. Came out quickly, identified the issue and resolved it there and then. Couldn't have asked for more!
Myron was efficient, friendly & competent. The tap I purchased was from Canada & required an adaptor which he ordered & fitted without any issue. We will be renovating our bathrooms soon, and have asked Myron…
Questions
Hard water. Horsham has some of the hardest water in West Sussex, often measured between 240 and 314 parts per million. Scale coats the heating element in an electric shower or a cylinder immersion, the element overheats under the crust and burns out early. A scale reducer or softener on the incoming main slows it right down, and an annual service catches a scaled cylinder before the coil or immersion fails.
Yes. We cover RH12 and RH13, including Roffey, Broadbridge Heath, Southwater, Warnham, Rusper, Slinfold, Barns Green, Faygate, Mannings Heath, Colgate and Itchingfield. Horsham is around 25 minutes from our Crawley base and one of our busiest areas, so there is a fair chance we are already working nearby. Call and we will tell you plainly when we can be there.
In the period streets around the town centre it is usually the pipe, not the water company. Old lead or early iron pipes narrow from the inside as scale and corrosion build up over decades. Check your stopcock is fully open first. If it is, we trace the run, replace the old pipe, and tell you whether an unvented cylinder would then give you proper mains pressure.
It depends on the house and the incoming supply. A combi suits a smaller home with one bathroom and a good flow rate. Larger houses, or homes where two showers run at once, are usually better on a system boiler with an unvented cylinder. Out toward Barns Green and Slinfold, where pressure can be marginal, we measure the flow before recommending either, then quote a fixed price.
Yes. Our Gas Safe registered engineers carry out CP12 checks across Horsham and the surrounding villages for landlords, homeowners and letting agents. The certificate is issued the same day, we arrange access with tenants directly, and we discount portfolios. A boiler service is from £105, and booking it with the CP12 costs less than two separate visits.
