We have a long history in Caterham with repeat customers going back years. It sits high on the North Downs, and the combination of elevation and chalk geology creates two very specific plumbing characteristics that shape most of the work here.
Local knowledge
Victorian and Edwardian property around the valley, substantial inter-war and post-war housing up on the hill, and large detached property toward Woldingham and Chaldon. Older property here often has heating systems that have been extended piecemeal over decades without ever being rebalanced.
Caterham sits high on chalk downland, and elevation means some properties genuinely sit near the limit of usable mains pressure, particularly at the top of the hill. Combine that with hard chalk water and you get the two defining local issues: marginal pressure and heavy scale. Specifying a combi boiler up here without measuring the actual incoming flow rate first is a mistake, and it is one we regularly get called in to correct.
The two halves of Caterham grew up at different times, and the plumbing reflects it. Caterham Valley developed around the railway terminus, and its denser Victorian terraces close to the station tend to have older, more compact heating systems, some still on original pipework. Caterham on the Hill came later, growing up around the old Guards Depot, built in 1877 as a training base for the Foot Guards, and its more spread-out, larger properties usually have much longer heating runs.
In a Valley terrace, the first question is the state of the pipework a new boiler will be connected to. Original pipe that has carried hard water for decades can be narrowed and tired, and a new boiler is only as reliable as the circuit behind it.
On the Hill, the long runs are where balance matters most. When a long system is out of balance, the radiators furthest from the boiler are the first to go cold, and sludge in the system makes it worse. Check the balance and the system water before blaming the boiler. Our guide to radiators that are cold at the bottom covers the sludge side of that, and a powerflush is the fix when it has got bad.
Knowing which part of town you are in helps us bring the right parts first time. We still assess the actual property rather than assume.
Both halves of town share the same SES Water supply, and at around 245 ppm it is very hard. Limescale builds up quickly inside boilers, hot water cylinders and pipework whichever side of Caterham you live on, which is why we recommend fitting a scale reducer at the incoming main and booking the boiler in for a service every year, whether you are on the Hill or in the Valley.
Leave the property, do not touch any switches, then call the National Gas Emergency Service on 0800 111 999. Once it is made safe, call us and we will handle the repair and recommissioning as Gas Safe registered engineers.

All completed on time and at the price quoted. Will rebook David for some additional work we require.
Job done. Identified and solved problems affecting shower. Very grateful.
David was great from start to finish. Communicated well prior to the job and got the job done well to a high standard. Worked hard and tools were not down at 4pm as other may be. Very reasonable price and…
Questions
Yes. We cover Caterham Valley and Caterham on the Hill across CR3, plus Whyteleafe, Warlingham, Chaldon, Woldingham and Coulsdon. Caterham is around 30 minutes north east of our Crawley base, and we have repeat customers here going back years, so it is a regular run for us rather than an occasional one.
Very hard. Caterham is supplied by SES Water, and the chalk of the North Downs puts its hardness at around 245 ppm. That causes rapid limescale build-up in boilers, hot water cylinders, pipework and taps. The most useful protection is a softener or scale reducer fitted on the incoming main, backed by an annual service that finds scale on the heat exchanger early.
It depends on the incoming flow rate, which is why we measure it before recommending anything. Some properties near the top of the hill sit close to the limit of usable mains pressure, and a combi can only deliver hot water as well as the supply feeding it allows. If the flow is marginal, we explain the alternatives and what each involves before anything is ordered.
Caterham is around 30 minutes north east of our Crawley base, and the honest arrival time depends on the day's existing bookings. You will get a realistic estimate on the phone, not a hopeful one. Meanwhile, close the stopcock, usually under the kitchen sink, and run the cold taps until the pipes empty, which cuts the amount of water still escaping from the burst.
A boiler service costs from £105. With Caterham's chalk water, the yearly visit does more than keep the manufacturer warranty valid: it is when scale on the heat exchanger gets caught while it is still maintenance rather than a repair. If the service turns up anything that needs fixing, you get a fixed price for that before any work starts, and weekends cost the same as weekdays.
