We have long-standing customers in Epsom and Ewell going back years. It is a well established commuter town with a lot of inter-war housing, which brings a very specific and very common set of heating problems.
Local knowledge
Extensive 1930s semi-detached and detached housing, Victorian property around the older centre, and post-war development outward toward Stoneleigh and Tattenham Corner. The 1930s stock is the dominant type and much of it still runs heating layouts and pipework that were installed decades ago and extended since.
The classic Epsom 1930s semi frequently still has microbore heating pipework installed in the 1970s or 1980s, sometimes only 8mm or 10mm. Microbore silts up far faster than 15mm pipe because there is so little clearance, so radiators go cold at the bottom sooner and a standard flush struggles to clear it. Diagnosing microbore before quoting a powerflush matters, because the approach and the realistic outcome are different.
Epsom’s water is very hard, typically between 280 and 321 parts per million, which makes it one of the hardest water areas we work in. The chalk around Epsom is the main reason. When that water is heated it drops scale quickly, and inside a boiler the scale acts as insulation on the heat exchanger. The boiler works harder for the same heat, gas use creeps up, and water trapped under the scale boils locally and flashes to steam. That is the kettling noise, and it is doing damage even while the boiler still works.
Where the scale forms depends on the system. The hot water side of a combi sees fresh hard water every time a tap runs, so it scales first. A sealed heating circuit keeps the same water for years and only scales badly if it is topped up often, which usually means there is a leak to find. Our guide to boiler noises explains what each sound means, and our boiler repairs page covers what we do about them.
A water softener on the incoming main deals with all three, with the kitchen drinking tap left on unsoftened water.
Older open-vented systems draw in fresh hard water whenever they lose any, so the microbore circuits in Epsom and Ewell’s 1930s semis can carry scale as well as sludge. A powerflush helps, and we will tell you honestly how much. Where the pipe is too far gone, replacing the microbore with 15mm is the lasting answer, and it is worth doing at the same time as a new boiler so the floors only come up once.
Leave the property, do not touch any switches, then call the National Gas Emergency Service on 0800 111 999. Once it is made safe, call us and we will handle the repair and recommissioning as Gas Safe registered engineers.

Questions
In Epsom the usual root cause is the water. It is among the hardest we cover, typically 280 to 321 parts per million, and the scale it leaves acts as insulation on the heat exchanger, so the boiler overworks, kettles and eventually fails early. Our Gas Safe registered engineers can descale or flush, fit scale protection and service the boiler every year to break that cycle.
Very hard, consistently measuring between 280 and 321 parts per million. That high mineral content causes limescale in boilers and cylinders, soap scum on bathroom surfaces, stiff laundry and a shorter life for dishwashers and washing machines. A water softener on the incoming main deals with most of it, and we plumb the kitchen drinking tap to bypass it.
Yes, but we will be realistic about the result. Microbore silts up faster than 15mm pipe and a flush struggles to clear it fully. A powerflush is from £400, typically £400 to £780 for an average three-bedroom home. If the pipework is too far gone, we will tell you that replacing it is the longer term fix before you spend money on a flush.
Yes. We cover the KT17, KT18 and KT19 postcodes, including Ewell, West Ewell, Stoneleigh, Tattenham Corner, Langley Vale and Epsom Downs, and nearby Ashtead, Banstead and Cheam. Epsom is around 40 minutes north of our Crawley base, so we plan most work ahead. In an emergency, call and we will be honest about how soon we can get there.
Usually scale. In water this hard, shower heads clog, thermostatic valves stiffen and shower pumps seize. Try soaking the head in descaler first. If that does not restore it, the valve cartridge or the pump is the next suspect, and we can replace either at a fixed price agreed before we start. If the whole house has lost pressure, the pipework needs checking instead.
