Why Landlords Should Use One Trusted Plumber

Shopping around for the cheapest quote every time usually costs more. What a plumber who knows your property actually saves you, with a worked example.

Plenty of landlords get three quotes every time something breaks. It feels prudent. In practice it usually costs more, and here is why.

Whether you own one rental property or manage a portfolio across Crawley, Horsham, Redhill and the rest of West Sussex and Surrey, a long-term relationship with one trusted plumber and Gas Safe engineer is one of the most useful decisions you can make. This article covers why property knowledge matters, how consistent maintenance saves money, and the less obvious benefits of a plumber who genuinely knows your properties.

The problem with rotating plumbers

Every new plumber starts from zero on your property. That means paying for the same diagnostic work repeatedly, no service history so nobody spots a pattern, unknown quality each time, no relationship pricing, and no particular reason for them to prioritise your emergency over someone else’s.

There is a trust problem too. With someone you have never used before, you have no way of knowing whether the work they recommend is genuinely needed or an upsell.

What property knowledge is actually worth

After servicing a property for a few years, a plumber knows things that save real money:

About the property: where the stopcock and isolation valves are, how the pipes run, the boiler make, model and age, which parts have already failed, the system configuration, and what the water pressure actually is.

About its history: what went wrong before and what fixed it, which parts have been replaced, recurring patterns, warranty and service dates, and roughly when things will need replacing.

A worked example

A landlord calls about a boiler fault at a rental property in Crawley.

A plumber who has never seen it: attends, diagnoses, possibly orders a part, and returns. That is two visits minimum, often three. Two call-out charges before anything is fixed, and a tenant without heating for several days.

A plumber who serviced it six months ago and noted the PCB showing early wear: brings one with them and fixes it in a single visit.

Same fault. Very different cost, and very different tenant experience.

What it gets you

Lower cost over time. Faster diagnosis means fewer visits. Proactive maintenance prevents the expensive emergencies entirely. Many plumbers also offer better rates to regular customers.

Priority in an emergency. Regular customers get looked after first. That is simply how it works. A plumber who already knows the property can also deal with the problem more effectively when they get there.

Proper records, which matter for tax, for insurance claims and when you sell the property.

Renewal reminders, so a gas safety certificate never lapses over an administrative oversight. Your plumber tracks the due dates and contacts you before they arrive.

Honest advice. A plumber invested in a long relationship has no reason to upsell you. Their next ten jobs depend on this one going well.

Tenant confidence. Tenants notice when the same professional turns up. It reflects on you as a landlord, and consistent service builds their confidence that the property is being looked after properly.

What we track for landlord clients

Heating: boiler make, model and serial, installation date and who installed it, full service history, every repair and part, efficiency readings over time, warranty status and expiry, and gas safety certificate dates.

Plumbing: system type, pipe material and age, stopcock and valve locations, previous leak locations, water pressure readings, drain survey results, and powerflush history.

That means faster diagnosis, better advice on repair against replace, and never explaining your property’s history to a stranger again.

With multiple properties it compounds

Coordinated scheduling across the portfolio, which cuts the per-property cost. Annual services and safety checks can be grouped sensibly rather than booked one at a time, which also means less disruption for tenants.

Portfolio-wide insight. If a particular boiler model is failing across several of your properties, we will see the pattern and tell you before the rest go. That gives you the chance to plan replacements rather than react to breakdowns.

Simpler administration. One contact, consistent invoicing, all certificates in one place. Invoices in the same format every time also make life easier for your accountant.

Tenant continuity. Your tenants get the same standard of service whichever of your properties they live in, which builds trust in how you manage them.

This is what our trade and landlord service is built around, whether you own a handful of properties or manage them on behalf of others.

What to look for

Essential: Gas Safe registered, fully insured, local enough to respond quickly, communicates clearly, invoices properly, and available when things go wrong.

Worth having: genuine landlord experience, organised record keeping, a proactive rather than reactive approach, competent across both plumbing and heating, flexible on scheduling around tenants, and honest about pricing.

That last one is worth dwelling on. The test of an honest plumber is not what they charge. It is whether they have ever told you that you do not need the work.

How to check the essentials

  • Gas Safe registration. Essential for any gas work. Ask to see the engineer’s Gas Safe ID card, which shows the types of gas work they are qualified to do, and check the registration on the Gas Safe Register website.
  • Insurance. Public liability as a minimum. Ask about professional indemnity as well.
  • Location. Local to your properties, so they can get there quickly when something goes wrong.
  • Communication. Clear explanations and updates on the job, not just an invoice at the end.
  • Invoicing. Proper itemised invoices, which you will need for your tax records.
  • Availability. Someone who actually answers when a tenant has no heating or water.

Of the qualities worth having, being able to handle both plumbing and heating matters more than it sounds, because it means you are not coordinating two trades every time something goes wrong.

Mend Your Home has been working across West Sussex and Surrey since 2017, and our engineers are Gas Safe registered and DBS checked.

Starting out: what to expect

When a landlord first starts using us, this is how it works:

  1. An initial conversation. Your properties, where they are, how old they are, and any known issues. There is no charge for this.
  2. The first visit. Whether it is a service, a repair or a gas safety check, we document the system thoroughly and note anything that concerns us.
  3. A file for each property. The key information, photographs and service history, all kept together.
  4. The ongoing relationship. Reminders before boiler servicing and gas safety certificates fall due, priority booking, and faster diagnosis because we already know the property.

For what else to plan across the year, our landlord maintenance checklist sets out the legal checks, the seasonal work and an annual calendar.

Frequently asked

Do you offer better rates for multiple properties?

Yes. We can schedule services efficiently across a portfolio, which reduces the per-property cost, and we work to an agreed schedule of rates for landlords with regular volume.

How do you handle emergencies for existing customers?

Existing customers get priority. Because we already know the property, we can often diagnose over the phone and arrive with the right part rather than making a diagnostic visit first.

Can you deal with my letting agent directly?

Yes, we work with agents across the region. We liaise directly on access, report back on completed work, and send invoices wherever you need them.

Do you cover all of West Sussex and Surrey?

We cover Crawley, Horsham, Redhill, Reigate, Horley, East Grinstead, Haywards Heath, Burgess Hill, Brighton, Epsom and the areas around them across West Sussex and Surrey. If your property is further afield, ask, because it may still be possible.
