What is a Gas Safety Certificate (CP12)?
A Gas Safety Certificate — officially called a CP12 — is an official document proving that all gas appliances, pipework, and flues in a property have been inspected and declared safe by a Gas Safe registered engineer.
Under the Gas Safety (Installation and Use) Regulations 1998, landlords are legally required to have a valid CP12 in place at all times for every rented property. Failure to comply can result in:
